“The house is a Machine that is meant to be inhabited”
Le CorbusierTackling the construction of cluster and serial housing in a linear building suggests, to our way of thinking, the possibility of seeking parallels between the realm of group housing and trains.
The train is a simple, functional object (it rolls) with a complex purpose (comfort, resilience, airtightness, speed), that has forced industry to accept the imperious need for standardisation. With experience, we have sought perfection, harmony, precision and spatial economy. All of this is not only perfection and harmony, but also beauty.
In the architecture we propose, the image of the building is one of powerful volumes sliding between each other. They define a horizontal movement of one over another, both perforated by lines of windows, with various enclosure systems.
If kitchens and bathrooms are regarded as fixed cores due to their fittings, the remaining space can be split up using mobile walls. The space in the house can vary, be transformed, from day to night. During the period of maximum activity by day, the walls are folded back and the beds recessed in niches under the wardrobes and passageways that line the central backbone. At night, the space is compartmented again, with bedrooms and beds appearing for the rest period.
We believe our, more ambitious design proposal of raised corridors and mobile walls is not at all outrageous, and even perhaps excessively possibilistic: for practically the same cost, the dwelling gains a greater range of potential uses by being able to use the majority of the house area as a single space for multiple activities (work, leisure, games, gymnastics, parties, etc.).
With this degree of continuity between rooms, we can justify the fact that the dwelling is not set on a cross plan and only opens onto one façade with a sliding window system along its full length. With this we achieve the maximum degree of profitability, given that there are four apartment entrances per landing, thus reducing the ratio between areas of common elements and dwelling space.
The external construction system for the proposed volume consists of prefab concrete panels. We believe it is possible to use them in the construction of this type pf housing because they are financially competitive with conventional construction systems. The only variable that has a dramatic effect on construction is the time factor, due to constantly increasing labour costs. We can make considerable savings in the final cost simply by reducing this factor.
Afrontar la construcción de viviendas agrupadas y seriadas en una edificación lineal, nos sugiere la posibilidad de búsqueda de paralelismos entre el mundo de la vivienda colectiva y el tren. El tren es un objeto de función sencilla (rodar) y de fines complejos (confort, resistencia, estanqueidad, velocidad), que ha colocado a la industria en la necesidad imperiosa de estandarizar. De acuerdo con la experiencia se ha buscado la perfección, la armonía, la exactitud, la economía de espacios. Todo esto no sólo es perfección y armonía, sino también es belleza.
En la arquitectura que proponemos, la imagen de los edificios es la de volúmenes rotundos deslizándose entre sí. Estos definen un movimiento horizontal de unos sobre otros, horadados ambos por líneas de ventanas, con diversos sistemas de cerramiento.
Hoy en día, el factor económico obliga a la racionalización y normalización en la vivienda de precio ajustado. Pero, por otra parte, el aumento de complejidad de nuestros requisitos exige flexibilidad. El futuro tendrá que tener en cuenta ambos aspectos. Para este propósito la construcción en esqueleto es el sistema adecuado. Hace posible métodos de edificación racionalizados y, al mismo tiempo, la división sin trabas del interior. Si consideramos las cocinas y los cuartos de baño, por sus instalaciones, como núcleos fijos, el espacio restante puede ser partido por medio de paredes móviles. En función del día o de la noche el espacio de la casa variará, se transformará. En el periodo de máxima actividad, durante el día, las paredes se recogen y las camas se ocultan en los nichos bajo los armarios y pasillos de la espina central. Es por la noche cuando el espacio se vuelve a compartimentar y surgen habitaciones y camas para el periodo de descanso.
Las viviendas son ajustadas en sus dimensiones, cumpliendo estrictamente la normativa de VPO, para así conseguir el mayor rendimiento posible dada la demanda existente de jóvenes o personas con pocos recursos económicos, sin disminuir la calidad de las mismas, dado que como ya se ha indicado, se busca su mayor aprovechamiento de espacios gracias a su flexibilidad.
La cocina tiene una dimensión amplia y es posible conectarla con la sala de estar, pues se considera que es un elemento a valorar dentro de los nuevos hábitos domésticos. Así mismo se propone un espacio cerrado y perfectamente ventilado como tendedero.
El programa de viviendas es de 2, 3 o 4 dormitorios, que se pueden consolidar como un tipo estandarizado y de “no riesgo” no elevando el pasillo y dejando fijas las paredes entre estancias.
Pensamos que no es nada descabellado sino quizás demasiado posibilista el esquema “más ambicioso” que proponemos de pasillos elevados y paredes móviles, puesto que con prácticamente igual coste la vivienda gana en un mayor grado de posibilidades de usos al poder disfrutarse de la mayor parte de la superficie de la vivienda como un solo espacio para múltiples actividades (trabajo, estar, juegos, gimnasio, fiestas,.....)
Con este grado de continuidad entre estancias se hace justificable el que la vivienda no sea cruzada y sólo se abra a una fachada, que disfruta de un sistema corrido de ventanas en toda su longitud. Con esto se consigue llegar a un máximo grado de rentabilidad puesto que existen 4 accesos a viviendas por rellano de escalera, reduciéndose la relación entre superficies de elementos comunes y de vivienda.
Intentamos plantear, aunque sea de manera elemental, otro aspectos importante a la hora de hablar de espacios pequeños y flexibles, que es el del “invento”. Hemos de reinventar el espacio doméstico, convertir, a través de elementos mueble, el espacio pequeño en grande, en lugar transformable.
El sistema de construcción de los volúmenes propuestos en su exterior es con paneles prefabricados de hormigón. Pensamos que es posible plantearlos en la construcción de este tipo de viviendas ya que económicamente son competitivos con los sistemas tradicionales de construcción, dado que sólo el factor tiempo es una variable que incide de forma dramática en la construcción con una mano de obra cada vez más costosa. Reduciendo solamente este factor obtendríamos un ahorro significativo en los costes finales.
El sistema de ventanas que planteamos en los cuerpos principales de edificación esta definido por dos bandas contiguas de ventanas de 60 cms. de altura cada una, con una anchura de cada módulo de ventana de 2 metros, repitiéndose en toda la longitud de fachada.
Si establecemos que cada estancia puede tener una ventana de la banda superior, o inferior, o doble de las dos, obtendremos, en función del tamaño de esta una mayor o menor superficie de ventanas.
Estas bandas de ventanas incorporan otro sistema de contraventanas deslizantes de paneles de aluminio (de coste reducido) con posibilidad de que unas se muevan horizontalmente y otras de forma vertical.
