76 viviendas en
"El Encinar de los Reyes". MadridThe work is located in the natural area of Encinar de los Reyes, less than ten kilometres away from the Northern Centre of Madrid, following the programme for the construction of 76 dwellings and garages in a large landscaped plot of land.
The inclusion of residential buildings on the edge of the M-40 ring-road which, in turn, have large landscaped surface areas, leads us to consider five built volumes ordered in a transverse manner to the surrounding road, allowing the creation of two frontages clearly differentiating their longest sides.
The façades oriented to the north are conceived as closed, defensive bodies, placed transversally in the same way as the large rectangular structures supporting advertisements that mark the margins of the motorway, protecting the dwellings from possible aggression caused by the ring-road.
Opposite to this, the façades oriented towards the south decompose and break up creating bodies of landscaped terraces looking towards the natural areas of the plot.
To achieve a layout that is in such radical opposition to the two frontages of the blocks, the dwellings are organised by grouping the service elements of the dwellings themselves (kitchen, area for the clothes line, toilets..) into one single compact body located in the northern façade and with all the dwelling areas and bedrooms looking out onto the terraced façade.
The dwellings, by means of its large windows and very spacious terraces-gardens, manage to prolong the internal space outside, making it possible for nature and architecture to merge together. In this way, the old woodland in existence and the relaxing views seen from the hills where the buildings are located, become elements defining the architecture itself.
Economy, also expressive, was sought in the construction by choosing the conjunction of two basic materials: concrete and wood. All the external frontages of the blocks are built with prefabricated concrete materials that, thanks to a structural modulation of 5.60 metres, allows the buildings to be constructed in an economical manner with a minimum number of parts.
With the combination of prefabricated concrete bands and wood for window frames and lattices, it was possible to promote the horizontal lines, thus helping to dissolve the volumetry and supplying a longed for serenity for what is to be a residential area.
La intervención se encuentra situada en el área natural del Encinar de los Reyes, a menos de diez kilómetros del Centro Norte de Madrid y obedece a un programa de construcción de 76 viviendas y garajes en una gran parcela ajardinada.
La inserción de edificios residenciales en el margen de la autopista M-40, que a la vez disfrutan de unas grandes superficies ajardinadas, nos lleva a plantear cinco volúmenes edificados ordenados transversalmente a la vía rodada, permitiendo crear dos frentes claramente diferenciados en sus lados de mayor longitud.
Las fachadas orientadas a norte se conciben como unos cuerpos cerrados, defensivos, colocadas transversalmente como las grandes estructuras rectangulares soportes de publicidad que jalonan los márgenes de la vía rodada, protegiendo a las viviendas de las posibles agresiones de la autopista.
En oposición, las fachadas orientadas hacia el sur se descomponen y quiebras creando unos cuerpos de terrazas ajardinadas volcándose hacia las áreas naturales de la parcela. Para conseguir esta disposición tan radicalmente opuesta de los dos frentes de los bloques, las viviendas se organizan agrupando los elementos de servicio de viviendas (cocina, tendedero, aseos..) en un único cuerpo compacto que se sitúa en la fachada norte, mientras que todas las áreas de estancia y dormitorios se vuelcan hacia la fachada aterrazada.
Las viviendas, a través de sus grandes ventanales y de sus amplísimas “terrazas-jardín”, hacen que el espacio interior se prolongue hacia el exterior, consiguiendo que naturaleza y arquitectura se fundan en un mismo gesto. De esta manera, el antiguo arbolado existente y las relajantes vistas que se perciben desde las colinas donde se asientan los edificios, se convierten en elementos definidores de la propia arquitectura. En la construcción se ha buscado la economía, también expresiva, optando por la conjunción de dos materiales básicos: el hormigón y la madera.
Todos los frentes exteriores de los bloques se construyen con elementos prefabricados de hormigón, que gracias a la única modulación estructural de 5,60 metros, permite con un número reducido de piezas diferentes construir de manera económica toda la edificación.
Con la combinación de bandas de prefabricados de hormigón y madera en ventanas y celosías, se consigue potenciar las líneas horizontales, que ayudan a disolver la volumetría y suministran una deseada serenidad en lo que ha de ser una zona residencial.
